Real Estate FAQS

The full form of DTCP is Directorate of Town and Country Planning.
The full form of HMDA is Hyderabad Metropolitan Development Authority.
The full form of TSRERA is Telangana State Real Estate Regulatory Authority.
The full form of NALA is Non-Agricultural Lands Assessment Act.
The full form of TREDA is Telangana Real Estate Developers Association.
The full form of CREDAI is The Confederation of Real Estate Developers' Associations of India.
The layout owner or developer shall mortgage minimum 15% of plotted area with the Directorate of Town and Country Planning (DTCP) or Hyderabad Metropolitan Development Authority (HMDA) or Greater Hyderabad Municipal Corporation (GHMC) and shall indicate the same in the proposed layout plan.
Once the owner or developer has completed all developments such as roads, drainage, electricity, overhead tank, avenue plantation, parks and other amenities, mortgage will be released by concerned department.
Hyderabad Metropolitan Development Authority (HMDA) office is located at Swarna Jayanti Complex, Sanjeeva Reddy Nagar, Srinivasa Nagar, Ameerpet, Hyderabad.
LP stands for Layout Permission, it looks like in DTCP LP No. 216/2023/H where as in HMDA LP No. 0001374/LO/Plg/HMDA/2022
Every layout has a unique Layout Permission number, it is used to check land ownership, encumbrance details, mortgage information and so on.
In 1996 the former TDP Government passed the bill on 111 GO with the sole purpose of protecting Osman Sagar and Himayat Sagar, which supply water to twin cities (Hyderabad and Secunderabad). Residential construction activities in the irrigation zone could lead to the drying up of these reservoirs, rendering them vulnerable.
The Hyderabad Metropolitan Development Authority (HMDA) covers Twhin Citeis in Hyderabad, Rangareddy district, Medak desitrict, Mahbubnagar district and Nalgonda district.

In terms of property regularization there are two types of schemes LRS and BRS related to permission taken from the Government. LRS elaborates Land Regularisation Scheme where BRS elaborates Building Regularisation Scheme. LRS comes under open plotting while BRS comes under apartments, flats, independent houses and so on.

There are several differences between the DTCP and HMDA. DTCP layouts are regulated and approved by the respective Directorate of Town and Country Planning of the state government. HMDA layouts are regulated and approved by the Hyderabad Metropolitan Development Authority. DTCP comes under small cities, towns, municipalities and other major villages. Whereas HMDA covers Hyderabad district, Medchal district, part of Rangareddy district, Bhuvanagiri district, Sangareddy district, Medak district and Siddipet district.

According to DTCP, HMDA and GHMC approved layouts main roads are in 100ft, 60ft, 40ft and internal rods are in 33ft. Some Real Estate developers are providing Black Top (BT) roads while some are providing Cement Concrete (CC) roads based on their budget
